Terms and Conditions
The following are terms and conditions
under the booking and reservation of villas or apartments listing under
laemsonvillaphuket.com
1. laemsonvillaphuket.com or Knight Frank Phuket Company Limited is
the service provider acting as leasing agent to the owner(s) of the
villa(s) listing on the company web site.
2. The reservation of the villa(s) will be confirmed by our contacting
between yourself and Knight Frank Phuket Rental Services Team via either
e-mail or fax. The reservation will complete and enforceable when the
lessee has paid the deposit and rental in full amount to either Knight
Frank Phuket Company’s bank account or the landlord bank account.
And Knight Frank Phuket Company has confirmed your booking and payment.
3. Minimum night stay in the villa(s) may be applied depending upon
the policy of the owner(s) of the villa(s). Details have to be checked
from the details of each villa listed in the web site and confirming
by Knight Frank Phuket Rental Services Team.
4. Each Villa allows maximum guest to stay in the villa. Exceeding
number of guests stated in the villa details and specifications may
subject to an immediate termination of the lease agreement. Additional
charge for the number of guest exceeding may be applied depending upon
the policy of each villa owner. Exceeding number of guests stay in
the villa may cause termination of the lease without refund of the
rent or deposit.
5. The rentals mentioned in the website may subject to change without
prior notice.
6. Pets, smoking (unless otherwise state in the villa details), hazardous
material, drugs, any illegal material, or immoral activities are strictly
prohibited in the villa. Evidence may cause immediate termination of
the lease without refund of the rent or deposit and eviction.
7. Refund of the delayed arrival is not applied.
8. The lessee will be required to settle all extra charges from their
using, including, but not limited to, telephones, transportation, personal
laundry, tours or excursions, foods and beverages, or other services
not included in the room rate before departure. Airport pick up is
available but subject to charge and pre-arrange 2 days in advance to
Knight Frank Phuket Rental Services Team.
9. Check-in time will be at 2pm except pre-arrange 2 days in advance
to Knight Frank Phuket Rental Services Team and subject to approval
of the villa owner.
10. Checkout time will be at 12:00am. Late checkout will have to pre-arrange
36 hours in advance and subject to an availability and approval of
the villa owner.
11. Maid services, if available and provision at the villa or apartment
as mentioned in the villa details, will serve you the cleaning works
of the villa. Linen changing is also available.
12. Maid services, if not include in the villa rental, will available
on request 7 days in advance and subject to charge on a daily wage.

13. Cook, if available and provision at the villa, will serve you daily
cooking. Cost of foods and beverage will be responsible by the lessee.
14. Driver and car, if available and provision at the villa will be
part of the rental charge. The lessee will be responsible for gasoline
and any damage from the use.
15. For safety, parents has to take care young children by themselves,
the villa owner has no duty to look after safety to the customer for
the rental and using of villa or apartment. Internet – available
free of charge.
16. Telephone – Local call is available free of charge. Mobile
phone and international call will be on charge basis.
17. Reservation is acceptable only from the 21 years of age reserver.
18. Insurance – Public liability insurance is available at the
villa and the estate.
19. Knight Frank Phuket or laemsonvillaphuket.com who acts as agent
for each villa accepts no liability for any property loss, damage nor
any injure or accidents or any irregularity to the customer or lessee.
20. The terms and conditions as mentioned above or any contracts to
which they apply are governed by the Law of Kingdom of Thailand.
